一年的时间转瞬即逝，回顾一年来的工作，感觉自己有进步，更有不足，现将全年的工作总结如下：

一、今年的工作总体情况

根据公司的安排我负责协助总经理的日常工作。今年我的工作思路：一是日常听从领导的安排开展工作;二是跟踪每周各部门的工作计划和领导的工作安排，督促和协调各部门处理日常工作。从上面两个方面工作入口，我比较顺利地完成了公司领导交给的各项任务。

二、工作的主要内容

今年年初我主要协助负责项目销售工作，在这个过程中，我督促销售公司做好内训，保持案场的环境，和吴月梅一起参与每阶段的策划方案。在这个过程中，虽然我有很多不懂的东西，但是我能够用心的学习，并学以致用。我基本了解了销售过程中有哪些重要的推广节点，项目有哪些常用的推广手段以及相应的效果。在与销售公司合作的过程中，既做到了关系比较融洽，同时始终坚持了原则。例如在策划活动过程中，为了达到想要的效果，我会反反复复与他们讨论。平时我也经常到销售部，了解销售情况，听取销售人员的建议，检查案场的环境卫生、仪容和在岗情况。发现问题我都会记在本子上，及时地提出来，要求整改。

今年我负责组织公司每周的例会，与以往不同的是每次例会完之后我都会认真地总结会议的内容，分析各个部门及个人本周没有完成的工作，汇总领导及每个人下周计划的工作。平时进入到各个部门的工作之中，跟踪各项工作的落实情况，及时的反馈工作中大家提出来的意见和难处。

三月份X项目开始施工，我主动参与到拆迁的协调工作当中，积极地与拆迁户、扯皮的、居委会及政府、公安协调，比较顺利的处理好了与拆迁居民的纠纷。这些协调工作中，对方一般都比较情绪激动，一般上来就是吵架的架势，一开口就是骂人。公安机关也是一上来就说要我承担责任。我始终认为越是没人愿意管的烂事，我越要敢承担，越要管，这既是我的职责，也是我的价值所在。X项目开工后，根据领导的要求，我对X项目2号地作为老年公寓开发作了可行性调查，对黄石地区部分老年公寓的现状进行了走访，同时，我到区民政部门了解了政府对于开发老年公寓的态度，并反馈了自己的建议。

五月份开始我负责完成大冶坑头项目房产面积实测工作。这个过程中我积极寻找可以利用的人脉关系，在比较短的时间内催促房产局完成了实测和审查任务。六月份到十月份，我被派驻到房产局，负责建立住房公积金数据库。这个过程中，我一方面认真研究数据，创新工作方法，带领团队圆满完成任务，并受到了房产局的认可。二方面积极接触局里的员工，汲取人脉，争取能为今后的工作打下基础。

十月底开始，公司安排我负责X项目的手续工作。我重新开始学习项目开发流程，分析工作思路，边跑边学。我的思路是以“五证”为主，其它手续先放下，同时，围绕“五证”能同时进行的工作并行推进。目前重中之重是土地收储和摘牌工作，现在土地的收储方案已经通过，目前正在进行挂牌公示，下个月就开始挂牌出让了。

三、工作中的收获

今年的工作内容比较杂，感谢公司对我的信任，很多工作都安排我去尝试。我也主动地进入到各个部门的工作当中，所以我在工作中遇到同事间的“啰嗦(坚持原则)”、“埋怨”等，我能够很理解，并主动地遵守各自的职责要求。工作内容的比较杂，一是让我有更多的见识，能够学到更多的东西。二是锻炼了我的处事方法，积累了一些沟通和谈判的技巧。三是加强了与同事间工作上的配合，也增强了我工作上的条理性。

我认为很多的工作经验来自于小事。例如，今年在与水云馨苑拆迁户的谈判过程中，我很早就把自己的底价说出来了，这样反而使自己被动。后来我反思这个事情，一是自己应该先判断对方的能力，对方到底是想卖，还是想买。二是对方之前享受了哪些好处，以便谈判时压制对方。三是不能着急一次就把事情谈妥。四是应该给领导留有拍板的余地。所以，后来在与水务局谈判时，我始终保持两个原则，一是不急，二是不到最后一刻不明确自己的底线。对方的报价从15万谈到7万，再往下谈不下去时，我采取的策略是有空就去他办公室坐坐，任他说怎么处罚，我也不说费用高了，也不说不交钱，一天磨一点最终磨到5万。

我认为很多的信任也来自于小事。做人要公私分明，不能克扣多拿，要从小事做起。公司给了我应有的工资，该我报销的，哪怕一分钱，我也要报，不该我拿的，哪怕一分钱，我也不会多拿。我在外面办事，经常手里有公款，我的家人也时常告诫我，不要把公家的钱和私人的钱搞混了，哪怕是小事也不要占公家的便宜，别人信任你，你的工作就会顺利很多，工作顺利自己才会顺心。工作要创造方法，不创造借口，也要从小事做起。工作中肯定会遇到困难，从前我的工作态度可能是“遇到困难找领导”。但是大事找领导，小事也找领导，个人的价值又在哪里呢?我反思，这不是能力问题，而是态度问题。今年公司领导也比较反感大家大事小事都去请示他们。所以，工作中我遵循无论是大事还是小事，都要尽力去做，不轻视小事，不怕大事，小事想尽一切办法完成，大事全力以赴想办法完成，确实能力之外的事及时向领导反馈信息，提出建议。

工作要敢于挑担子，特别是在其位要谋其事。大家在工作中看似分工有序，但是也有许多工作重叠，特别是遇到职责重叠的时候，我认为更要站出来勇于承担责任。我相信一个人能担起多大的责任，他就会有多大收获。但是，一个人也不能为了争表现去抢担子，也不能明知没有这个能力而去勉强接担子。

工作中理论知识必须结合实际情况。例如X项目，应该是先立项，后办规划用地许可证，再办土地证。但是实际开发过程中，我们要结合实际边施工边办证，要提前拿到规划要点放线施工。为了进度，我们要绕开规划，先出收储定界图，再出规划指标通知书，之后再申请立项。总之，理论是死的，人是活的，有工作可以先安排，有的工作可以同时推进，不能生搬硬套做事。同时，工作中要多请教别人的经验，特别是要虚心请教办事单位领导怎么办好事，多听别人一句话，就可能少走一道弯路。

工作中积累了与政府人员打交道的经验。原来出去办事没有什么经验，求人办事不会说话。请人吃饭也不知道说什么，吃完饭也不知道后面该怎么安排。虽然这方面的能力还是比较欠缺，一方面自己的资历比较浅，别人可能也不相信我，也不把我当回事。二方面还是不够自信，总有点畏缩。但是现在有一个经验就是尽量的借用别人的人脉来办事，看别人怎么安排。既学到经验，同时，一次生，二次生，三次总会认识，四次五次总会熟，自己的人脉总会多起来。

四、工作中不足的方面

一是工作责任心还不强。我作为公司中层，应该要做的事很多，要思考的工作很多，但是反思自己做得不够，归咎起来还是责任心不强。自己没很好的做到替领导分忧。工作中有惰性，有时不愿意多思考和总结。工作中也有当老好人不想得罪人的情况，见到不良的习气、不好的现象睁一只眼闭一只眼。

二是学习不够。今年我虽然响应公司的号召加强学习，并采购了一批书籍，但是学习的时间不够，学习的针对性不强。特别是在学以致用方面还更不够。

三是同事沟通不够。今年公司领导多次地要求我们同事之间要加强沟通，更要求我带头组织大家多聚一下，多了解一下，但是这一点我没有做好。
