4.乙方必须按照约定向甲方缴纳租金。如无故拖欠租金，甲方给予乙方7天的宽限期，从第8天开始甲方有权向乙方每天按实欠租金1%加收滞纳金。

第四条租赁期间房屋修缮

出租方将房屋交给承租方后，承租方的装修及修缮，出租方概不负责。如承租方不再使用出租方的门市后，承租方不得破坏已装修部分及房屋架构。

第五条各项费用的缴纳

1.物业管理费：乙方自行向物业管理公司交纳;

2.水电费：由乙方自行缴纳;(水表表底数为_________度，电表底数为_______度，此度数以后的费用由乙方承担，直至合同期满)。

4.维修费：租赁期间，由于乙方导致租赁房屋的质量或房屋的内部设施损毁，包括门窗、水电等，维修费由乙方负责。

5.使用该房屋进行商业活动产生的其它各项费用均由乙方缴纳，(其中包括乙方自己申请安装电话、宽带、有线电视等设备的费用)。

第六条出租方与承租方的变更

1.如果出租方将房产所有权转移给第三方时，合同对新的房产所有者继续有效。承租人出卖房屋，须在3个月前通知承租人，在同等条件下，承租人有优先购买权。

2.租赁期间，乙方如欲将租赁房屋转租给第三方使用，必须事先书面向甲方申请，由第三方书面确认，征得甲方的书面同意。取得使用权的第三方即成为本合同的当然乙方，享有原乙方的权利，承担原乙方的义务。

第七条违约金和违约责任

1.若甲方在乙方没有违反本合同的情况下提前解除合同或租给他人，视为甲方违约，负责赔偿违约金______元。

2.若乙方在甲方没有违反本合同的情况下提前解除合同，视为乙方违约，乙方负责赔偿违约金______元。

3.承租方违反合同，擅自将承租房屋转给他人使用的，应支付违约金_____元。如因此造成承租房屋损坏的，还应负责赔偿。

第八条免责条件

若租赁房屋因不可抗力的自然灾害导致损毁或造成承租人损失的，双方互不承担责任。租赁期间，若乙方因不可抗力的自然灾害导致不能使用租赁房屋，乙方需立即书面通知甲方。

第九条争议的解决方式

本合同在履行中如发生争议，双方应友好协商解决，协商不成时，任何一方均可以向人民法院起诉。

第十条本合同如有未尽事宜，一律按《中华人民共和国合同法》的有关规定，经甲、乙双方共同协商，作出补充规定，补充规定与本合同具有同等效力。

第十一条本合同双方签字盖章后生效，如一方违约，另一方有权向违约方要求赔偿违约金_________元。
