AND WHEREAS the LESSOR has agreed the lease and the LESSEE has agreed to take on lease the DEMISED PREMISES on the terms and condition as given below:-

1. This agreement in only valid if LESSEE is renewed and extended for the lease period.

2. The LESSOR lets LESSEE takes the DEMISSED PREMISES for a period of 12 months

Commencing from 15th January 2019. The Lease is renewable for a further period as may be mutually agreed in writing on expiry of the lease period

3. The rent of the DEMISED PREMISES shall be USD3,300/-(US dollars Three Thousand and Three hundred Only) per month

4. The LESSOR hereby acknowledges receipt of the sum of USD.19,800/-(US dollars Nineteen Thousand and eight Hundred Only) per month.

5. It is hereby agreed between the parties that the LESSEE shall pay the aforesaid monthly rent

USD. 3,300/-(US dollars Three Thousand and Three hundred Only) as the monthly rental advance by 20th of each calendar month for which if is due after completion of advance rent period ending on 15th July 2019.

6. That the LESSOR hereby acknowledges receipt of the sum of Rs.60,000/-(Rupees Sixty Thousand Only) from the LESSEE as FIXED EDPOSIT SECURITY which shall be refunded to the LESSEE on giving back the vacant possession of the DEMISED PREMISES after deduction of damages/shortages outstanding bills for Electricity, Water, Gas and Telephone charges etc, against the DEMISED PREMISES.

THE LESSEE HERBY CONVENANTS WITH LESSOR AS FOLLOWING:

1. To pay to the LESSOR the rent hereby reserved in the manner before mentioned.

2. That the LESSEE shall not at any time during the terms, without the consent in writing of the LESSOR, pull down, damages or make any structure alterations to the DEMISED PREMESES provided always, the LESSEE shall have go write install any fixtures and fittings excluding air-conditioners in the DEMISED PREMESES, to detach and repossess the same subject to the restoration of the DEMISED PREMESES to their original state at his cost (reasonable wear and tear excepted) on the expiry of this lease or any renewal hereof.

3. To use the DEMISES PREMISES for residen

tial purpose and would not be used for a commercial purpose the DEMISES PREMISE would not be used occupied by Mr.

4. Not to sublet the whole or any part of the premises.

5. To pay regularly the bills for Electricity, Gas, Water and Telephone charges in respect of the DEMISED PREMISES. A copy of all the paid utility bill be forwarded to the LESSOR every three month regularly. In case of disconnection of any facility due to non-payment, LESSEE will be responsible to get them restored and pay the same. All dues must be cleared before the expiry of the LEASE.

6. The LESSEE shall keep and maintain the said premises in good and tenantable conditions during the tenure of the lease.

THE LESSOR HEREBY CONVENANTS WITH THE LESSEE AS FOLLOWING:-

1. To pay all existing and future rate, taxes assessments and other charges of a public nature whether impose by the Municipality, Government or any other authority in respect of DEMISED PREMISES.

2. Not to erect or set up a building or structure on the DEMISES PREMISES nor to add to any existing building or structure during the period of lease or any renewal without the written consent of the LESSEE.

IT IS HEREBY DECLEAR AND MUTURALLY AGREED BETWEEN THE LESSOR AND LESSEE ANS FOLLWING:=

1. The LESSEE and the LESSOR shall have the right and option to terminate this Lease at any time only after the expiry of the lease period i.e., 24 months, provided they give ONE (1) month notice in advance to either of the parties.

2. The meter reading of various utilities are as given below:-

3.5 甲方依据本合同的专利许可，销售的合同产品一经付款则视为货已售出。

3.6 若在交付专利权使用费后，已售合同产品被退回或折价，甲方有权在以后支付的专利权使用费中扣除因此而多支付的专利权使用费。

3.7 乙方如需查核甲方的帐目时，应在接到甲方依上述第3.4款规定开出的书面通知后10天内通知甲方、其具体的查帐内容和程序详见本合同附件四。

第四条 支付条件

4.1 本合同第三条中规定的提成费，甲方将通过_________银行（此处为甲方的业务银行）和_________银行（此处为乙方的业务银行）支付给乙方，支付中使用的货币为_________。

4.3 按本合同规定，如乙方需要向甲方支付罚款或赔偿时，甲方有权从上述支付中直接扣除。

第五条 技术服务和培训

5.1 技术服务

（1）乙方在合同有效期内派遣一名技术专家到甲方，对合同产品的图纸和技术资料进行解释，并就产品设计、制造、调试和检验，以及维修等方面进行技术指导，以使甲方在保证合同产品性能的情况下，能尽快采用国产的材料和元器件，实现合同产品的生产。

（2）乙方在合同有效期内分两次派遣技术人员赴甲方进行技术服务，共_________人日。

（3）第一次技术服务在合同生效后第六个月，乙方派遣技术人员1人赴甲方工厂，提供技术指导_________日。

（4）第二次技术服务在合同产品验收期间。乙方派技术人员1人赴甲方工厂，提供技术服务，时间为_________日。

（5）乙方负担其人员的旅差费。甲方负担由驻地到工厂的交通工具和膳宿费。

5.2 技术培训。

（1）乙方负责对甲方技术人员进行培训，使甲方受训人员掌握合同产品设计，性能测试，加工工艺，装配工艺和质量检查等技能，使甲方能用乙方提供的资料和专门知识，在合同工厂制造出与乙方产品质量相同的产品。乙方应设法安排甲方受训人员参观制造合同产品外购件的生产过程和合同产品的主要用户。

（2）甲方受训人员在协议期间分两批，_________人日以内（翻译除外）赴乙方接受培训。

（3）首批培训时间为合同生效后的第三至第四个月，甲方派技术人员_________人，翻译_________人到乙方工厂接受为期_________人日（每周5天工作日）的培训。内容为合同产品的设计和制造工艺。

以镇北堡影城、苏峪口、西夏王陵、贺兰山岩画、中华回乡文化园、黄沙古渡、水洞沟等7家国家4a级景区为主的骨干景区进一步完善旅游基础接待设施，增添新的旅游项目，增强景区的核心吸引力。西夏王陵投资780万元，实施了文物保护工程，修建了三号陵的安防设施，修筑了三号陵至双陵的碎石路面;贺兰山岩画投资1000多万元，核心区修护了防洪护坡，对景区进行了绿化，新增了水关瀑布等景观，祭祀区改造了景区水系，修筑了水库、人行步道、电瓶车道，休闲区修筑了道路，休闲设施土建已经动工;镇北堡华夏西部影城新增了明城街道、长坂坡街道、铜镜长廊、环保展厅等景点，改造了百花堂，新建改建了卫生间等接待设施，新建了景区大门，改造了景区参观线路，扩建了停车场，垦殖景观田，仿建了乡村戏台等。苏峪口投资3000多万元，建设了贺麓山庄，提升了景区的服务档次;水洞沟景区投入了近XX万元，在景区内沿银青高速辅道新修了3250米南门至东门的道路;新建了30000万平米的生态停车场;翻新了石器广场;新添了2座3星级厕所;增加了凉亭、木桥和导览图、警示标识牌等，对鸳鸯湖和红山湖的环境进行了整治，东大门门景和800平米的东门游客中心目前正在建设中，景区的接待能力有了极大的提升。回乡文化园投资500万元，对景区基础设施进行了改造;投资80多万元，打造“回乡文化园绿廊”景观，新置景观石、黑柳树、桧柏、白蜡、云杉、侧柏、红瑞木、红碧桃、牡丹、芍药、丁香、紫叶矮樱等名贵植物，修建草皮2202平方米;投资70万元，新增博物馆书店、富有伊斯兰特色售货亭等;对博物馆商店重新进行内外装修;添置了休闲椅;实施了园区景观亮化;新换了餐饮中心人工湖水底灯、博物馆馆灯、圣洁广场喷泉电机等;更换博物馆内展板，对景区护栏、路面、路砖、大门等进行了粉刷和维修。黄沙古渡投资 1000多万元，修建了203省道至景区的迎宾大道、旅游厕所，扩建了停车场，恢复了月牙湖遗址，修建了古渡路，建成了黄河渔家，架设了3公里100kv高压输电线路，黄河古镇、建设垃圾中转站、污水处池、黄河楼、龙门客栈、14公里景区环园道路。

2、黄河金岸建设带动了一批重大投资项目

灵武市黄河书院项目完成投资8000万元，进展顺利;世界水车博览园、奥兰特户外野战基地等项目已完成前期规划设计等前期工作。贺兰县长河湾休闲度假项目景观水系建设已完成;永宁塞上江南生态园、盛世江南酒店、兴庆区黄河小镇、西夏区镇北堡旅游商贸城等项目在抓紧建设中;西部欢乐谷、西夏皇城等项目在抓紧规划筹备中。

3、生态休闲旅游项目投资活跃

永宁县三沙源景区今年投资多万元开发沙漠湿地生态旅游，开挖水系，修建了休闲会所、景区道路、大门等接待服务设施;金凤区颐和沙漠高尔夫球场已经建成并开杆运营;西夏区鹭岛湖生态园投资5280万元，红柳湾生态园投资6000多万元，开发建设戈壁高尔夫、酒庄等生态旅游休闲项目。

4、农家乐、乡村休闲度假产品不断涌现

金凤区新增农家乐10家，预计投资额一亿多元，涌现了宝光旭日农业生态休闲园、千棕林农家乐、正源农庄、兰花花生态园等一批档次高、规模大、休闲特点浓郁、项目内容丰富的休闲度假产品;兴庆区新增投资4000万元，新建了花海度假村、龙祥海家庭农家乐、高尔夫农庄等新的休闲度假旅游产品;永宁县结合新农村建设，以镇台村、南方新村、雷台村为重点整村推进农家乐建设;贺兰县清水湖农庄等新建生态农家乐已建成试营业。

5、积极争取中央、自治区旅游专项资金支持。今年以来，通过立项、申报，加大工作协调力度，共争取到中央、自治区旅游专项资金4480万元，其中中央资金400万元，自治区资金4080万元，分别用于苏峪口、岩画、中华回乡文化园等景区基础设施配套和规划补足，有力地推动了景区项目建设。

6、旅游产品质量得到进一步提升。西夏城景区顺利通过国家旅游景区工作总结a级旅游景区评定，并获得宁夏首家自驾车营地资格;镇北堡影城申报国家旅游景区工作总结旅游景区工作总结a级旅游景区工作取得突破，已通过国家旅游局验收。

二、旅游规划工作稳步推进，强化特色旅游休闲目的地打造

1、银川市旅游总体规划编制工作稳步推进。通过积极争取获得自治区旅游局规划经费的支持，通过邀请招标，《银川市旅游总体规划》编制工作稳步推进。确定了北京京师天成旅游规划咨询设计有限公司为规划编制单位并签订了规划编制合同，通过资源考察、专题研究等项工作，总规已完成初稿。与自治区发改委经济研究中心合作，完成了银川市旅游规划的编制工作并上报。

2、对县区及重点景区的规划指导工作进一步强化。指导部分县(区)修编了旅游规划和西夏城等景区的景区及重点项目规划，积极配合西夏王陵风景名胜区的规划修编，积极参与兵沟文物保护规划、宁东生活服务区规划、贺兰山东麓葡萄酒休闲旅游项目规划、红柳湾生态旅游规划等的讨论修订等项工作。在加强规划指导的同时，我们还着眼于景区建设的实际问题，为景区提供服务。先后组织西夏城、兵沟等旅游景区外出考察旅游经营项目，参加天津中国旅游产业节，拓展思路，推动景区的旅游开发建设。

3、针对银川旅游发展的热点、难点和重点问题组织专题研究。结合西部大开发大学习活动，针对银川生态旅游发展、旅游形象与营销、旅游市场监管与服务、旅游产业链延伸与旅游商品开发等专项课题，组织精干力量，深入基层，并借鉴旅游发展发达区域的做法，开展调研活动，形成了具有一定深度的专题调研报告。

20--年是天遂的开局之年，更是天灵公司检票班工作的开局之年，虽成绩显著，但经历艰辛。首先感谢我们有好的领导，也感谢我们班所有成员的团结互助、认真积极的工作及各项付出。船的行驶在舵手，天灵公司检票班在集团公司、分公司和景区管理部的正确领导下开展工作，开拓出20--年度的各项工作：

一、日常工作，抓思想管理

1、组织召开班组例会25次：例会总结本周工作，听取员工工作情况，指出员工在工作中的不足，讨论并提出改正意见，布置下周工作。多开会，多总结，多指出，最后达到工作团结一心，做好本岗位职责。

2、组织员工学习培训近十期：原《员工守则》第七条至第十条内容，主要内容为员工仪容仪表及礼仪;《员工休假管理办法》和《集团公司员工劳动纪律》，强化员工日常工作和休息管理;林永匡教授《21世纪旅游文化产业发展的创新之路》，让员工了解什么是旅游，遂宁旅游如何发展，及旅游发展的特色，意在增长班内员工的旅游文化知识;《神秘遂宁八大奇观》旅游文化知识，意在强化我们做旅游的人了解本土文化，能够更好的将遂宁特色及市情介绍给游客，提高遂宁旅游发展的知名度;学习《开展“平安景区”创建活动实施方案》，本班成员能够利用一线岗位优势宣传“平安景区”，与游客共同创建“天灵平安风景区”等。

3、协调团结互助：了解员工与员工间的关系，调节同事间的团结互助，与“兄弟班组”和部门间的团结互助，做到以“企业为家，分工不分家”的思想。

4、开导并分担班组成员的委屈：景区周边环境复杂，几乎所有检票人员都受过至少20次以上的委屈(游客对景区门票价格的不理解，游客对工作人员的服务工作的歧视，游客故意到景区滋事，景区周边居民以本地人为由强行进入景区或强行带人进入景区，野面的、野摩的到检票处滋事、闹事等)，及个别员工还受到威胁或身体受到创伤等;劝导成员工作第一，个人安全更重要，千错万错游客“没错”，我们做的是服务工作。

5、班内软件资料整理和建立：《景区来访登记》、《管理部与安保部物品交接》、《岗位电话使用记录》、公司及班内各种工作预案、会议纪要和培训材料、班内排班表、公司通报等，做到管理有理有据，检察有条有礼。

二、团队业绩，促团结协作

1、协助安保人员补票：安保人员协助检票岗位维持正常秩序，分工不分家，检票人员协助安保人员补票、森林防火等，如2月份一次风水苑补票720元(16个外地游客、2个老年游客)，5月份一次和尚坟补票240元(12个游客，5月份对外半价优惠)等;6月份一天中午主检票口接到索道工作人员报和尚坟处着火，检票人员全体男同胞主动出击，并通知安保人员，且协助安保人员扑灭火势等。

2、配合售票组补票30余万，景区临时票口的设立，极大的方便了游客的购补票，完善了景区的服务功能，更好的留住了游客在景区的旅游量。

3、完成全年各大国假及三大香会节的游客接待，做到了无重大事故、无服务质量投诉。

4、组织班内成员参加集团公司会议及培训多次，次次均为重点，运用最多的是员工礼仪培训，和岗位游客接待中的“五声服务”，员工受益非浅。

5、班组成功喜迎庆祝祖国60周年，以多种形式庆祝，如认真做到本职工作，参加公司组织的观看《建国大业》爱国主义教育等。

6、制定和运用VIP接待流程：和公司各部门密切配合，做到VIP接待的顺利圆满，极大的树立了旅游景区作为市委市府对外交流、宣传的重要形象作用。

7、接待集团公司成渝新干线团队90余个，本外地游客接待量3500余人。

8、顺利完成市委市府创“国卫”通过，接待市检、省检、国检创卫小组数次，为“国卫”创建工作争分，并争得荣誉。

三、游客接待，创四项“之最”

1、全年景区游客接待量达150余万人次(含寺庙信众、居士等)，本年度是景区对外开放以来游客接待量之最;

2、预计20--年全年检票额近400万，是灵泉景区(天灵)历史门票销售额之最;

3、20--年春节大年初一，西山门检票额3000余元(门票5元/人次)，创西山门检票额之最;

4、20--年“6.18”香会节期间，景区检票额33万，阴历6月18晚游客接待量同本年春节大年初一差不多，门票检售和接待量均是历年“6.18”之最;

四、两项正在完成的工作

1、“平安景区”创建：班内成员大力宣传、多角度完善，如森林防火、高香鞭炮禁入、景区内环线车辆不能下山等，和游客协调沟通，做到景区与游客共建。

2、配合市委市府创“全国绿化模范城市”：做到班内应尽的宣传、接待。

五、对景区发展提出两项建议

1、灵泉湖水上升降舞台运用：邀请社区老年娱乐队，每周(周末)游客量最多的日子，进行数小时的文娱表演，公司可以提供一定资金的有偿费用，以增强老年游客在景区的停留时间。

2、公司可以增加一定数量的娱乐性项目，以满足中、青、少游客层的消费需要。景区现有风水苑处空地一块。

活动简介：自星级班级活动月开始，我班同学满腹热情，积极参与，在我班班长和心理委员的组织领导下，我班同学积极参与此次由外国语学院举办的英文心理短剧大赛，同学们发散思维，勇于创新，选题材，编剧本，创翻译，挑演员，调音乐，排剧情。在我班同学的共同努力下，我们自编自导自演了一个以反映当代大学生心理变化及人际交往为题材的英文短剧，并在大赛中取得院级三等奖，年级一等奖的好成绩，大大的鼓舞了同学们的士气，增强了班级的凝聚力。

l 在题材的选择上，我班紧贴时事，紧密联系当代大学生在现今物欲横流的社会背景下如何正确处理人际关系，该题材以贫富差距下引起的某些同学的自卑心理及某些同学奢侈的生活和自傲的畸形性格为前提，以大学生单纯热情的性格感化同窗为脉络线索，并穿插当前大学生做兼职的不公平待遇及校园扒手肆虐等现象；
