But fortunately， my father had a well-diversified portfolio because ofwhich our returns were protected from the downside risk. This was when I learntthe second principle of finance from my father i.e. diversification reducesrisk. While I understood these two principles intuitively， it produced in me astrong urge to learn and understand the complex theory behind the working ofFinance. This， I believe， was a turning point in my career. I made up my mind topursue a career in Finance and hence decided to do a Masters program in BusinessAdministration.

As I was finishing college， my mother had both of her hips replaced withartificial ones because all of the cartilage in her hip joints had worn away andit was very painful for her to walk. party a shall deliver on schedule to party bvacant possession of the leased property including the furniture,furnishing and appliances and the related facilities for party b’s use(furniture,furnishing and appliances to be detailed in appendisl.)

8.2 租赁期内甲方不得收回出租房屋(除非本合同另有规定)，甲方保证乙方可不受干扰的享用该物业。

party a shall not repossess the leased property during the term of party a disturb of interfere with party b’s quiet enjoyment of the leased property.

8.3 在乙方遵守本合同的条款及支付租金的前提下，乙方有权于租赁期内拒绝甲方或其他人骚扰而安静享用出租房屋。

九、乙方的责任：

9.1 乙方应按合同的规定，按时支付租金，保证金及其他各项应付费用。

9.2 乙方应爱护使用出租房屋，如因乙方的过失或过错致使房屋设施及屋内用具和饰品受到损坏(正常损耗除外)，乙方应负赔偿责任。

9.3 乙方应按本合同的约定合法使用出租房屋，不得擅自改变使用性质，不应存放中华人民共和国法律下所禁止的危险物品，如因此发生损害，乙方应承担全部责任。

9.4 未经甲方事先书面同意，乙方不得将出租房屋转租或租给其他的第三者。

十、违约处理：

c.无故拖欠租金超过三天(除双方就本合同存在争议除外)。

十一、适用法律：

从以上可以看出领导力提升的重要性。远航需要得到大力支持。 远航一 应该做为领导力提升的第一步。向多年前中国的 扫盲运动一样，远航应该走到中集的每一个角落。让每一位管理者都参加，包括企业的总经理们，包括总裁班子。这样，中集可以把远航做为集团管理的喉舌，推动统一的管理理念，统一的解决问题方法。只有这样，才有可能达到上下左右，发自内心的协调。协调是无法强求的。协调必须发自内心。集团人力资源部已经意识到，应该根据经营战略需要，分析应该具有的领导能力。

此外，中集的人力资源职能，无论集团层面还是企业层面，都还没有能力提供及时，可靠，有效的人力资源信息，供管理团队做经营决策。首要两个原因是：人力资源人员的能力有限，人力资源信息系统没有实施推广。因此，在20__年-20__年，中集需要全力推广集团统一的人力资源信息系统。这样一个系统，加上有效的信息管理，可以给经营管理层提供有效内部员工各种信息，同时可以降低人力资源职能部门的人工成本。

公司一旦有了统一的职级，统一的业绩管理体系，有效的信息系统，人力资源职能部门可以建立员工的潜力评估，员工的职业发展通道，关键核心岗位的后备力量培养，以及支持经营策略的人力资源规划。

公司管理人员的领导力提升，员工对企业的心灵契约就能够加深，企业和团队有凝聚力，上下左右协同程度提高，集团成为有机一体的可能性增强。对人治的依赖性会减低。一个更平等，更透明，更公平的企业文化会产生，会加深对人的信任和授权，增强信息的及时沟通。

集团人力资源部在今后2-3年里，有很多基础工作要做。中集的人力资源职能部门面对着要上陡坡的挑战。让这个职能部门自己杀出一条路来，是不现实的。如果人力资源管理没有总裁和总裁班子一致的支持，是无法行之有效的。同时，我认为如果把人力资源看成是最重要的经营资源之一，人力资源职能应该直接参与经营。

在中集目前的情况下，我不建议中集到外面去找一个有跨国公司经验的人力资源管理人员。中集更应该信任自己内部有能力有潜力的管理人员。把这些人真正用起来，激励起来。他们给中集带来的长远价值是远远比一个无法适应中集现状的空降兵要高。有些人不抱怨，不会哭，不愿意叫，不等于这些人没有期望，没有抱负，没有能力。会叫的人不一定最好。沉默的人不一定不强。
