实习目的：

7月4日下午1：30，我们开了动员大会。老师讲了一些实习在外的注意事项和行程安排。

7月7日早8点，我们就在a楼门前集合，我们每人都背个包带着东西，不过很明显的，普遍男生的包比女生的小还少。由于地方不是很远，我们水工专业两个班乘坐校车去了xx村。车在路上开了快两个小时，把我们带到航电枢纽工程的施工地点让我们大体参观了一下。

我一下车，首先看到的是一条很长很长的大桥，两旁就是水电枢纽的工程，浩大的江水从上游滚滚而下，气势非常宏伟。工程建筑非常壮观，我们没有停留很久，马上就上车去了住处。住处是一家农家旅馆，虽然不大，环境也不是很好，但我感觉很自由，像在家一样。而且集体住在一起，感觉很有意思。

中午休息了一下，下午2点我们集合出发，前往航电枢纽工程。我们步行到那里，老师领着同学走一段，讲一段。主要是讲大坝的构造及各个部件的名称、作用、原理，还有运行时的步骤。从中我了解了很多知识，我在工程制图中看到过闸门，如今看到了实物，还知道了它运行时是怎么做的，真是让我把理论和实践结合了起来。我们实习的这个工程已经不是象以往一样把闸门吊起来放进槽内，而全是用电脑就可以操控的，真是科技越来越先进了。此闸门还设计有“人”字形的，是为了能抵抗更大的压力，设计独特;在工程中有一个船闸，用来航运。有两个闸门，闸门一般是关闭的，当船只从上游来时，把上闸门打开，使上游水位和闸门中间的水位相平，船行到闸门之间，再把上闸门关闭，开启下闸门，当下游水位和中间水位相平，船只就可以向下游-行去。当船只从下游-行向上游时，反之即可。由于通过比较麻烦，老师告诉我们说一般是几条船一起过;我还看到和知道了土坝，它是用当地的土筑成的坝，用来挡水以便施工;等等。面向上游，可以看到工程布置为：船闸、10孔泄洪闸、水电站、28孔泄洪闸、1.95公里的土坝。

7月8日上午，老师给我们看了许多图纸，是航电枢纽工程的各部分设计图纸，图纸很多，每张图都很严谨，它并不象我们学工程制图时只有一个审核，它们有两个，也许更多的审核校验。可见水利工程是项工作严谨的任务。

10点钟我们听了一堂非常生动的课，老师请来了施工技术人员为我们简单介绍了水利航电枢纽工程的情况。首先技术人员讲了一个工程从开始到结束其中所要经历的程序。我简单记录如下：

1、提出想法。

2、上交《预可行性研究报告》，获批后再上交《可行性研究报告》。

会计专业作为应用性很强的一门学科、一项重要的经济管理工作，是加强经济管理，提高经济效益的重要手段，经济管理离不开会计，经济越发展会计工作就显得越重要。

为了更好的掌握我的专业知识，这八周实习时间我主要要学习以下内容：

1 巩固理论知识，并将所学的会计理论指导与实际情况结合起来，加以运用。俗话说：没有空中的楼阁，基础永远是最重要的。就如老师所说，身为一个会计专业的学生，如果连会计的定义，分类等这些最基本的东西都不知道，你又怎么能够把会计学学好。大家都知道会计说到底就是一个字“算”。比如会计核算是会计的最基本职能。

其分为四个环节：确认—计量—记录—报告 而会计核算又有所那个步：记账---算账---报账

会计的基础是学好会计的根基，更是胜任会计岗位的保障。因此在一个月的实习过程中，我们花了近一半的时间来复习和学习会计基础知识。扎实的基础永远是通往胜利彼岸的桥墩。

2. 认识并掌握会计核算与做账的基本流程(内容如下)

1、根据出纳转过来的各种原始凭证进行审核，审核无误后，编制记账凭证。

2、根据记账凭证登记各种明细分类账。

3、月末作计提、摊销、结转记账凭证，对所有记账凭证进行汇总，编制记账凭证汇总表，根据记账凭证汇总表登记总帐。

4、结账、对帐。做到帐证相符、帐帐相符、帐实相符。

5、编制会计报表，做到数字准确、内容完整，并进行分析说明。

6、将记账凭证装订成册，妥善保管。

在指导老师的耐心指导下开始一笔一笔地登记。很快的，一个原本平常上课都觉得漫长的下飞速过去了，但手中的工作还远远未达到自己所期望的要求进度。晚上继续忙当天没做完的任务。不过话又说回来了，看到自己做的账单心里还是很高兴的。虽然很累，很枯燥，但是很充实!

有了前两天的经验，接下来的填制原始凭证;根据原始凭证，填记帐凭证;根据记帐凭证填总分类帐和各种明细帐，现金日记帐银行日记帐：填制资产负债表和利润表等等的工作就相对熟练多了。不过我知道我离真正意义上的会计师还很远很远，但是我不担心，因为我正在努力的学习这些知识。下来我就开始着手做“填制原始凭证，根据原始凭证，填记帐凭证，填制科目汇总表，根据科目汇总表填总分类帐，根据记帐凭证填总分类帐和各种明细帐，现金日记帐，银行日记帐等等。往后几天又学会了如何填制支票，要求很多，所以要很仔细。这样的日子充实的过着。实习的倒数第3天老师教我们如何订凭证以及相关注意的事项。

经过这些天的手工记账，使我的基础会计知识在实际工作中得到了验证，并具备了一定的基本实际操作能力。在取得实效的同时，我也在操作过程中发现了自身的许多不足：1、比如自己不够心细，经常看错数字或是遗漏业务，导致核算结果出错，引起不必要的麻烦;2、虽然这十天里，每笔业务的分录都有参考答案，但实际工作中还须自己编制会计分录，在这方面我还存在着一定的不足，今后还得加强练习。

四 实习收获

以前，我总以为自己的会计理论知识扎实较强，正如所有工作一样，掌握了规律，照芦葫画瓢准没错，那么，当一名出色的财务会计人员，应该没问题了。现在才发现，会计其实更讲究的是它的实际操作性和实践性。离开操作和实践，其它一切都为零!会计就是做账。下面是我通过这次会计实习中领悟到的很多书本上所不能学到的会计的特点和积累，以及题外的很多道理。

首先，就是会计的连通性、逻辑性和规范性。每一笔业务的发生，都要根据其原始凭证，一一登记入记账凭证、明细账、日记账、三栏式账、多栏式账、总账等等可能连通起来的账户。会计的每一笔账务都有依有据，而且是逐一按时间顺序登记下来的，极具逻辑性，。在会计的实践中，漏账、错账的更正，都不允许随意添改，不容弄虚作假。每一个程序、步骤都得以会计制度为前提、为基础。体现了会计的规范性。

其次，登账的方法：首先要根据业务的发生，取得原始凭证，将其登记记帐凭证。然后，根据记帐凭证，登记其明细账。期末，填写科目汇总表以及试算平衡表，最后才把它登记入总账。结转其成本后，根据总账合计，填制资产负债表、利润表、损益表等等年度报表。这就是会计操作的一般顺序和基本流程。负责记帐的会计每天早上的工作就是对昨天的帐务进行核对，如打印工前准备，科目结单，日总帐表，对昨日发生的所有业务的记帐凭证进行平衡检查等，一一对应。

房产买卖合同主要内容

(一)房屋

也就是经济法律关系中所讲的“标的”,即双方当事人权利义务共同指向的对象。所售房屋必须是属于卖方所有,倘若是与他人共有房产,必须征得他人的同意才能转移产权、出售房屋。在售房条款里应包括房屋的数量和质量。在数量上应明确计量单位,在质量上应明确房屋是高层建筑还是多层建筑、或是平房,以及房屋座落的地点、房屋的结构、房屋的层次、房屋的朝向、房屋的面积等等。另外,对于房屋的环境、配套设施以及物业治理都必须明确清楚。此条款可采用以下格式:“乙方购买甲方座落于___市___街___巷号的房屋___栋___间,建筑面积为___平方米。”

(二)价款

价款是一方当事人以货币形式支付对方房屋的代价,是买受人最主要的义务。它既是房产买卖合同中最重要的内容之一,也是房屋面积、房屋质量的价值表现。在合同中应明确支付货币名称、单价、总价以及付款方式。例如预购房屋按暂定价先付房款40%,其中10%为定金;待房屋建成一半时再付30%;房屋竣工交付使用后按实际售价结清尾款。如是现房交易,可直接采用“乙方所购房产的交易价格为___元”的合同式即可。对于

广告售房也要进行逐一核算,切不可轻信广告价格。

(三)履行合同的期限和方式

主要是指房屋支付的日期和交付手续,房屋价款的支付日期和支付办法等等。例如,房价是现钞支付还是支票支付,是在出卖人所在地支付,还是在买受人所在地支付,都应规定清楚明白,切忌模棱两可。此条款一般采取的格式是:“乙方应于_年_月_日前向甲方付清房产款项(如是汇款,其交款日期以汇款时间为准)。乙方面交给甲方现金__元,其余

__元均由乙方按甲方提供的汇款地点、收款人汇给甲方。”

(四)产权登记

这是买卖双方在售房过程中的过渡桥梁,也是购房最重要、必不可少的一环。假如不办理产权登记,房产转移在法律上也就没有效力,日后如发生产权纠纷,将对买受人产生不利,带来一系列不必要的麻烦。因此,在合同中应明确产权登记时双方的职责分工、产权登记的时间以及有关费用等。此条款在购房合同中的格式参见本书附录之《商品房购销合同》标准本文第19条。

(五)税费负担

根据有关法律的规定,确定应负担的税费。产权过户登记费、印花税、契税及其他应由买受人承担的费用,由买方承担。采取的格式为:“甲方承担房产交易中房产权应征收甲方的交易额的__%的交易费;承担公证费、协议公证费。乙方承担房产交易中房产权应征收乙方的交易额的__%的交易费;承担房产交易中国家征收的一切其他税费。”

(六)房屋基地使用权

我国的《宪法》和《土地治理法》对此作了明确规定:房屋基地所有权属于国家或者集体,当事人无权通过房产买卖获得房屋基地所有权,房屋所有人对其基地只有使用权。同时,房屋所有人还必须服从城市建设规划的要求,按规定缴纳土地使用费。此条款可在产权登记时进行附加说明即可。

(七)违约责任

即违反合同的责任,是指合同的当事人违反合同所引起的法律后果。合同订立后,当事人应当按照订的条款履行自己的义务,但是由于主观或者客观原因,仍不可避免地存在着不履行合同义务的情况。当事人订立合同以后没有履行自己应尽的义务,叫做违约或违反合同。在购房合同中,卖方不履行合同的主要表现有:逾期交割房屋;交割的房屋存在严重的质量问题;卖方出卖的房产,在产权上存在暇疵等等。买方违约的主要表现有:不按期支付价款;无正当理由不受领卖方交付的房屋等。买方或卖方因违约所要承担的民事责任有:强制履行合同,支付违约金,赔偿损失等。此条款采取的形式为:“乙方必须按期向甲方付款,每逾期一天,应向甲方偿付违约部分房产款__%的违约金。甲方必须按期将房产交付给甲方使用,否则,每逾期一天,应向乙方偿付违约部分房产款__%的违约金。”

(八)其他款项

主要还应包括合同主体,公证以及一些附加说明等。合同的主体就是指能够参加合同定立,享有权利、承担义务的合同当事人。购房合同中应对合同主体加以说明,其格式为:“甲方是__、__、__共__人,委托代理人____即甲方代表人。乙方是___(某人或某单位),代表人是___。”对于经过公证的合同在合同中以“本合同经国家公证机关___公证处公证”的形式加以说明。最后合同中还应说明:“本合同一式__份。甲方产权人各一份。乙方一份,____房产治理局、公证处各一份。甲方__、乙方__、代表(甲方)____(签名)__、代表(乙方)__、签名__、地址__、电话

___”以及年月日等。

手续欺骗的主要花样体现在以下几个方面:

1.甲地手续用于乙地房屋的销售。有的开发商一次性取得较大规模土地,分期开发,一期在甲地上办理了立项、规划设计、工程开工,以及商品房预售等手续;二期在乙地开发,有关手续尚未办理,为筹措资金,开发商利用甲地的手续预售乙地的房屋。

2.用李四的手续卖张三的房。张三与李四合作建房,以张三自用、李四进行商品房开发的名义立项。建设过程中或建成后,张三改变了自用目的,也想对外销售自己分得的房屋,但手续不完备,于是借用李四的手续出售自己的房子。

3.避重就轻。逃避购房者对要害手续的审查,拿不出销售许可证等要害手续,再将其他对销售不利的文件隐藏起来,仅出示那些与是否答应销售房屋无关的手续。如不出示立项批准文件,仅出示建设工程规划许可证、开工证;不出示有关文件的全部,只出示有关文件的一部分;不出示出让后颁发的国有土地使用证(没有),仅出示划拨的土地使用证或用地批准文件,以此达到在购房者面前蒙混过关的目的。

4.利用复印手段篡改有关文件要害内容。在复印过程中,把建设单位、建设位置、开发规模、用途等随意改动,以此蒙骗购房者。

5.伪造有关文件。彻头彻尾的骗子或个别违法用地、违法建设者,为达到骗取钱财的目的,伪造部分或全部用地、建设批准文件。

随着房地产市场的发展,手续欺骗的花样也会不断翻新,但不管花样如何巧妙,细心的购房者总会在审查文件中发现破绽。

为防止手续欺骗,购房者应注重以下几点:

1.要求售房者提供所有可以提供的批准文件,每份文件要从头到尾,完完整整,包括文字、表格、图纸。各个文件相互对照,凡含糊不清的地方、有差异的地方要由售房者说清。

2.尽可找机会到能开发商办公地点查验营业执照、立项文件等重要手续的原件。

3.假如立项、规划设计、土地使用权、开工等文件中,建设单位、使用者不相符或上述文件与售房单位不符,应要求售房单位明确出示有关部门涉及此方面内容的文件或有关协议。

4.了解有关行政治理部门的权限、主管内容、具体名称(公章上的名称)、行文格式、行文语气,以查验售房单位提交的手续是否真实。

5.必要时到有关部门咨询该项目各项手续办理情况及审批的具体内容,以求得到最准确的验证。
